Working By Referral.....

Welcome and thank you for visiting my site.  More than likely you are here because you have been referred to me by a past client, friend or a family member of mine.  I work solely by referral in order to provide the best customer service to my current and past clients.  You see,  alot of other real estate agents promote themselves in the newspaper, make cold calls and take sign and ad calls at the office as means to find clientele.  I don't do any of that.  I help those that I have personally met and/or have been referred to me.  That way I can focus on serving those that enjoy the full service that they have come to enjoy and appreciate from me.  My mission is to build relationships and serve my customers in such a way that they become a part of my "Network" and refer their friends, family and co-workers to me so that I can take good care of them, too.

You will find a wide variety of useful information and resources designed to help you buy or sell a home more effectively in the San Luis Obispo County area. From information on the local community, to advice about finding a mortgage or preparing your home to sell, it's all available here on my web site.  You can also search for your ideal home by viewing current listings with detailed descriptions and photos. Or you can get help determining the value of your home by requesting a Market Snapshot that includes the prices of similar homes that recently sold or are currently for sale in the San Luis Obispo areas.

Cheryl's Market Update:

Though it's definitely tough out there in today's economy, here are a few headlines from years past, just to give us some perspective on our current situation and our ability to predict the future!

"The golden age of risk free run-ups in home prices is gone."

(Peoples Republic of the San Francisco Examiner 1996)

"Housing experts predict price rises in the future won't be that great..."

(National Business Review of 1977)

"The goal of owning a home seems to be getting beyond the reach of more and more Americans. The typical new house today costs about $28,000."

(Business Week, 1969)

Essential Facts for Today's Market:

  • More than 1000 banks closed in 1930 - three years before the FDIC was created.
    - Only 14 US banks have been taken over in 2008
  • 76 million households in the US own their home
    - 24 million of these homes are "free and clear"
  • 52 million homes have mortgages
    - 93.8% are current on their payments
    - 3.8% are in foreclosure (during the Great Depression, this number was 50%!)

On a sobering note:

  • Over 20% of homeowners with a mortgage owe more than their home is currently worth ("upside down", similar to most new car loans)
  • 40% of all foreclosures are non-owner occupied

How did we get here?

Decade *Homes Sold (High) *Homes Sold (Avg)

1970's 3.9 million 3.0 million
1980's 4.0 million 3.3 million
1990's 4.9 million 3.9 million
2000s 7.1 million 5.6 million

*Resale numbers only -- does NOT include new home sales.
